KeyNote Property specializes in buying and selling beautiful homes like yours that are in very good condition. However, having said that, your home does not have to be brand new or in great shape for us to be interested. We also purchase homes that need significant repair. It all depends on a number of factors and we can quickly tell you if your home is one we're interested in. And we can say that in the past, we've purchased homes in a variety of neighborhoods and conditions throughout the greater Cincinnati area. We only purchase property in the Greater Cincinnati area. We do NOT purchase property in other geographic areas. Sorry.
Whether you are paying on two homes, are behind in your payments, aren't able to sell your home because you have no equity, have to sell right now, are sick and tired of putting up with all the hassles and expenses of selling your property, or are selling for any of a number of other reasons, we can help! We don't charge commissions, close quickly, and typically buy your home/property in an "AS IS" condition. And we do it in a professional, conscientious manner as we tailor our solution to meet your needs and your situation.

There’s no way we can guarantee that our Resident/Buyer won’t damage your home. After all, we won’t be living with them. BUT under our agreement, if that happened, we would repair it at our expense. This gives us a strong incentive to find a buyer for your home who will eventually qualify for a loan, and not just a short term ‘tenant’. We'll be looking for someone who will take pride in the home and take good care of it. Damage is rarely a problem. Again, if it would happen, we’ll fix it in short order as per our written agreement.
We can’t give you an exact date. We typically will give our Resident/Buyer a 2-3 year time period in which to obtain their own financing. During that time period we will put them in touch with an expert in the loan field that will help them obtain financing as quickly as possible. Keep in mind, that no one wants our Resident/Buyer to purchase the home more than we do! Why? Because that's when we get paid!!! That's right, we get paid when they buy, so obviously we’ll be working with them to help them do so … quickly! Until that happens, we will be making your payments, which will relieve you of the financial burden you're experiencing right now.
We understand your concern. To help you past it, we’ll meet face-to-face after you call and show you our process, how it can benefit you, and the testimonials of others that it has! You’ll find we don’t make empty promises. We shoot straight and we know this business. We believe we can create a solution that will work for both of us. If not, or if you’re not comfortable after we meet, we’ll shake hands, thank you for your time, and go our separate ways. Honestly, we view our business relationship more personally than just handling a house … We want you to be confident, and able to sleep well every night without worrying about your home... or your payments! In fact, we wouldn’t enter an agreement with anyone if we weren’t confident in that person … and we don’t expect any less from you. We’ll be devoting our time and resources to selling your house, but only if you're comfortable with that arrangement.

Remember that per our agreement, that is our problem not yours. If they don’t pay, we do!
Good question. It is in our best interest financially to make sure the payments are made each month per the loan requirements. Why? Because we really don't get paid until our Resident/Buyer obtains their own financing and purchases the home from us. The only way we can then sell the home to our Resident/Buyer is if the loan is current and all the payments have been made as agreed.
Just as you wouldn't work Monday through Friday and not go pickup your paycheck on Friday, we won't either. The payments will be made per the loan agreement. We guarantee it!
We normally pay your lender directly. We handle all the paperwork.
Also remember that any increases in taxes, insurance or homeowner’s dues are also our responsibility. (Note: Who pays the taxes, insurance, and HOA dues may vary depending on which of our solutions you have selected.)
We will give you a contract showing the payments are being made by us so it will be a ‘wash’. Example: $1000 home payment on the mortgage, offset by $1000 income from the contract. We’ll free up your debt ratio so you can qualify for your next home loan. If you are intending on purchasing your next home, let us know and we can give you further details on how lenders will look at this situation. Keep in mind that the majority of the Seller's whose homes we have purchased in the past bought their next home when we purchased their home. They were able to do so and you probably will be able to do so as well.
That’s certainly an option, but obviously a Realtor won’t make your payment for you while they’re attempting to sell your house. They also won't pay the utilities, cut the grass, clean the home, and keep it looking immaculate. But we will!
Your agent will list your home but it is still your responsibility to maintain the home, pay the utiltiies, keep it clean, and, oh yeah, keep making the payments month after month after month....
On the other hand, we’re willing to make your payment and do so until our Resident/Buyer gets their own financing. We’ll give it our personal attention so you can forget about it until our Resident/Buyer is ready to buy.
